What is your success rate with planning applications? +

Do you offer interior design services? +
Yes, we provide integrated interior design services as part of our architectural packages. We believe the interior flow and material palette should seamlessly connect with the building's structure.
How do you charge for your services? +
Our fees are typically structured in stages aligned with the RIBA Plan of Work. We can offer fixed fees for defined scopes (like planning submissions) or percentage-based fees for full project administration.
How long does a typical planning application take to be approved? +
For standard householder applications, the statutory determination period is 8 weeks. Major developments can take 13 weeks or longer depending on complexity.
Can I build on Green Belt land? +
Building on Green Belt is restrictive but possible under "Very Special Circumstances" or Paragraph 80 (formerly Paragraph 79) houses of exceptional architectural quality. We specialize in navigating these complex policies.
Do you work with Grade I and II Listed Buildings? +
Yes, we have extensive experience with heritage assets. We work closely with conservation officers to ensure modern interventions respect the historic fabric of the building.

We offer a complimentary 30-minute introductory call to discuss your project's potential. For site visits and detailed feasibility assessments, we charge a nominal fee which is deductible from full appointments.
Do you manage the construction phase? +
Yes, we can act as Contract Administrators during construction. This involves tendering the project, appointing contractors, inspecting work on-site, and certified valuations.
Which areas of London do you cover? +
While our studio is based in Chiswick, we work across all London boroughs and the Home Counties. We have specific expertise in West London (Ealing, Hounslow, Hammersmith & Fulham).
Do you undertake commercial or office fit-out projects? +
Yes, our portfolio includes office refurbishments, retail spaces, and mixed-use developments. We understand the commercial imperative of maximizing net lettable area.
How do you approach sustainability? +
We adopt a "fabric first" approach, prioritizing insulation and airtightness before adding renewables. We also design for Passive House standards where the budget allows.
Will I see 3D images of my design? +
Absolutely. We use advanced BIM software (Revit) for all projects, allowing us to generate 3D views and walkthroughs throughout the design process so you visualize the space fully.
Can I build the project myself? +
While self-build is an option, we strongly recommend professional contractors for complex structural works. We can help tailor the drawing package for a self-build route if preferred.
How do you help us stay within budget? +
We perform cost checks at key stages (Concept, Developed Design). We can also recommend Quantity Surveyors for detailed cost planning on larger projects.
What about Party Wall agreements? +
We can advise on when a Party Wall Award is required and can recommend specialist Party Wall Surveyors to handle the legal notifications with your neighbors.
Do I need a structural engineer? +
For almost all extensions or new builds, a Structural Engineer is required for Building Regulations approval. We work with a trusted network of engineers we can recommend.
What falls under Permitted Development? +
Permitted Development (PD) rights allow certain extensions (like rear 3m/6m extensions or loft conversions) without full planning permission. However, restrictions apply (e.g., in Conservation Areas), so we always check first.
Are basement excavations difficult to approve? +
Basements require rigorous impact assessments (CMS, BIA). Many councils restrict them to one storey maximum. We have experience dealing with these technical submissions.
When can you start my project? +
We typically have a lead time of 2-4 weeks to start new design work. Contact us early so we can schedule your project into our workflow.
Is my project too small for you? +
No project is too small if it requires a thoughtful design solution. However, our minimum fee structure means we are best effective on projects with construction budgets above £100k.
What if I don't like the initial design? +
Design is an iterative process. We allow for multiple feedback loops in the Concept Stage to refine the layout and aesthetic until you are completely satisfied.
